I come from humble beginnings and parents with a very traditional, old-school mindset: property investing is risky, all debt is bad, and you are better off paying down your mortgage to be debt-free as soon as possible. In theory, that sounds safe.

But I've always had an insatiable curiosity for sifting through data. For over 20 years, I worked in strategy and sales, helping some of Australia's and the world's biggest retailers unpick incredibly complex questions. My job was to take massive amounts of complicated data and turn it into actionable insights to amplify their growth.

Eventually, I put two and two together. The data was telling me a different story than my parents did: not all debt is bad. So, 15 years ago, I took the leap and bought my first investment property.

Chapter 01
Cutting Through the B.S.
As I built my own property portfolio from nothing, I started looking closer at the buyer's agency industry. I realised there was a lot of B.S. out there. I saw "experts" calling suburbs great locations when the data firmly said otherwise. Generic hotspot reports handed out like candy, completely ignoring the fact that what works for one client might be disastrous for another based on their market cycles, cashflow, and equity.

I walked away from organisations with hundreds of people who were there to help me achieve business goals. Suddenly, it was just me. Giving up that regular income when you have a family to support is a massive risk. There are absolutely moments of self-doubt.
